Our portfolio of retail parks features a diverse array of international retail chains, as well as European and local chains that might not be widely known abroad. This tenant profile series aims to introduce these anchor tenants to a broader audience.
20 Years of Success
TEDi recently celebrated 20 successful years in the market, and we extend our heartfelt congratulations. Over the years, TEDi stores have become staples in our retail parks. Currently, we host 18 TEDi stores across all six countries we operate in (Czech Republic, Croatia, Austria, Slovakia, Slovenia, and Germany). These stores collectively cover 14,600 sqm, which accounts for roughly 4.5% of our total leasable area.
This significant milestone provides a perfect opportunity to highlight TEDi, a brand present in 15 European countries. TEDi's journey began in Germany in 2004 with the launch of its unique business model and the opening of its first branch. The brand's growth was meteoric, with two new branches opening every week. By the following year, TEDi had already established 250 branches.

While TEDi is a household name in Europe, how can we describe it to those unfamiliar? The store's concept is encoded in its name—TEDi stands for Top Euro Discount. The chain was founded to bring the American dollar store concept to Europe. This idea has proven successful, as TEDi now boasts over 3,200 stores and employs 35,000 people.
TEDi stores offer a wide range of products, including home decorations, toys, drugstore items, cosmetics, and seasonal goods—all at very affordable prices. Unlike American dollar store chains, TEDi does not sell groceries. This is a strategic choice, as TEDi stores are often part of retail parks (known as strip malls outside Europe) that are anchored by grocery stores. In our portfolio, grocery stores account for almost 40% of the leasable area.
A Commitment to a Green Mission
TEDi’s green mission aligns perfectly with the concept of retail parks. Since opening its first GreenBuilding store in 2010, TEDi has been committed to transitioning to green energy. Retail parks generally consume less energy than malls and have significant potential for installing photovoltaic systems on their expansive rooftops. Our portfolio exemplifies this, with all our German and Austrian retail parks featuring TEDi stores already utilizing solar energy. We are now in the process of converting our Czech portfolio, the largest, to green energy.
